Applying a second coat of sealer

Q. When my house was built (3 yrs ago) sealer was applied to the garage floor. It has not held up well and I would like to put another coat. What prep work is required before applying the second coat?

A. The answer depends on whats happening to the sealer. If it's flaking or peeling off then you need to remove all the sealer so your new coat doesn't come off also. If it has just simply worn away then all you need to do it clean the floor thoroughly making sure you spot remove any stains. If you use any kind of acidic products to clean the floor, then you must neutralize it before applying sealer. For this you can you use ammonia; eight parts water to one part ammonia. Rinse and let the floor dry completely.
