Garage floor constantly wet

Q. I have a garage with a concrete floor. During the winter months and into the spring the floor is constantly wet. Is there a product to seal moisture from coming up or accumulating on the surface? This structure is located in a high moisture area in western Washington State by the ocean.

A. You should try a penetrating concrete sealer. This is different from a normal concrete sealer that coats the top. Penetrating sealers seep into the pores. When mixes with the free lime it hardens so that the pores become filled with the hardened substance thus reducing the ability of moisture to pass through.
You have to wait until a dry time of year to apply it. These sealers are only sold at contractor supply stores or you may be able to buy it online from RadonSeal. Make sure the floor is as clean as you can get it and let it dry completely before you apply it.
